What is the difference between a regualted and unregulated loan.

It can understandably be concerning to be told your loan is unregulated, don’t worry, it’s just a simple way to determine if the type of finance you require falls under the remit of the Financial Conduct Authority. Any finance for any type of commercial investment will be considered to be unregualted. If you’re financing a purchase for yourself or a family member, your arrangement will be regualted by the Financial Conduct Authority and you will be benfit from the protection associated with this. 

Can I get a bridging loan with a low credit score?

Yes, bridging finance doesn’t require you to make monthly payments towards the debt. Your credit worthiness may impact your ability to find suitable finance to pay off (exit) the loan but won’t directly impact your ability to get the loan. It depends on how you intend on paying it off. 

How long does the approval process take?

This type of finance is designed to be speedy. Bridging loans are frequently offered within a matter of days. 

How much should I expect to pay?

Bridging loans are not cheap. They are considered high risk and the interest rates reflect this. The cost will be clearly communicated to you upfront, typically the first quote you will receive will be based onthe assumption that the loan is in place for 12 months. You will save interest by repaying the money in the shortest possible time frame.  

The property I want to buy is not mortgageable. Can I still buy it?

Yes. Bridging lenders love projects where you are adding value to the property. Often bridging lenders can even help with some of the funds for the works you intend to carry out.

I need to complete quickly. How long does a bridging loan take?

In the right circumstances a bridging loan can be completed in as little as 4 or 5 days. This is not the norm however bridging finance is commonly used for purchases where time is a factor.
Auction purchases often need to be completed with 28 consecutive days. A bridging loan can work really well in this situation due to the procedures bridging lender use to speed up transactions.
